
Senior Living Community Turns to Corporate Floors for Safe, Efficient Installation
The Situation
Watermere at Southlake is a luxury senior living community in northeast Texas. Established in 2008, the development offers custom villa and condominium homes, allowing residents to enjoy both the benefits of homeownership and the perks of resort-style amenities. A stunning four-story, 35,000-square-foot clubhouse is home to many of these amenities, including a dining room, a library, a theater, an indoor pool, a fitness room, a hair salon and card rooms.
In 2019, the Watermere Condominium Association decided it was time to update the appearance of the clubhouse. The new design needed to meet the expectations of both the community’s longtime residents and potential homeowners. The board brought in interior designer Karen Allen to develop a look and color palette that would ensure the updates blended seamlessly with the existing furniture, artwork, architecture and features.
Replacing the carpet throughout the building was key to the refresh. But the installation process would be challenging considering the building was in constant use. The installation team would have to ensure all work areas were free of tripping hazards and that the work did not disrupt the residents’ daily lives.
“If you block off an area that a resident travels each day, it takes them out of their routine,” said Ryan Murray, Watermere’s executive director. “That can impact their stress levels and overall well-being.”
The Solution
Based on the recommendation of the carpet manufacturer representative, Sherry Hanisko with Milliken, Watermere hired Corporate Floors to install the new flooring. The project included 32-ounce tip shear broadloom carpet in most areas of the clubhouse; carpet tile in the lounge, card rooms, pool reception area, locker rooms and fitness room; and walk-off carpet tile in the entry corridors from the parking garage.
The work is being completed in two main phases. The first phase involved the installation of new carpet in the first floor of the building, which houses many of the shared spaces. That phase was completed in January 2022. The second phase, which is ongoing, involves the installation of the carpet in the corridors of the remaining floors.
Senior Project Manager John Ingram and Senior Estimator Ricardo Gonzalez have been involved in every step of the process. In addition to working closely with the designer and carpet manufacturer to procure the flooring, they have provided guidance on safe flooring options that would help prevent slip-and-fall incidents. Project Coordinator Melissa Kimbrough has also been instrumental in ensuring the project runs smoothly.
“They should be commended,” Murray said. “They have worked tirelessly to give me quotes, take measurements, and see the vision with me and our team as the project has come together.”
The Result
Throughout the course of the project, Corporate Floors has worked quickly and efficiently. When the main dining area had to be closed so the old carpet could be removed and the new carpet installed, for example, installers Abel Mendoza, Andres Vasquez and Juan Vasquez completed the work ahead of schedule to minimize the impact on residents.
“The install team has been amazing,” Murray said. “They have been very good about allowing residents to walk through work areas safely and ensuring they are not kept out of areas for too long.”
Indeed, there has not been a single complaint from the residents throughout the multiyear project.
